Bullhead City, Arizona

Bullhead City sits on the Arizona side of the Colorado River, directly across from Laughlin, Nevada. It’s the largest city in the river area, with the water, Lake Mohave, and the jobs and entertainment across the bridge all close by.

Life in Bullhead City

Life here revolves around the river: boating, fishing, and floating in the summer, and parks along the shoreline like Rotary Park. Lake Mohave is just upriver above Davis Dam. Winters are mild, which is why so many winter visitors come back every year. Summers are hot, so shade and a good AC system matter.

As the hub of the tri-state area, Bullhead City has the shopping and services, including a regional hospital, and many residents work across the river in Laughlin.

  1. Riverfront and river-view homes. Direct river access carries a premium, and hillside homes often come with sweeping views.
  2. Established neighborhoods. Older, often more affordable homes, some without an HOA.
  3. Newer subdivisions. Modern floor plans, often with RV or boat garages.
  4. 55+ and manufactured-home communities. Popular with retirees and winter visitors. Each community has its own rules.

  • Check the flood map. Some homes near the river are in a FEMA flood zone, which can require flood insurance. Look it up before you make an offer.
  • Sewer or septic? Some areas are on septic rather than city sewer. It changes your inspection list and your maintenance costs.
  • Built for the heat. Pay close attention to the age and condition of the AC, the roof, and any pool equipment during inspection.
  • HOA or not. Many neighborhoods have no HOA, which gives you more freedom but fewer shared amenities. Read the CC&Rs where there is one.

Bullhead City requires short-term rental owners to hold a city short-term rental permit and business license, a state transaction privilege tax (TPT) license, and liability insurance, and to post the owner’s and emergency contact’s information inside the home.
