Cash flow = monthly rent, minus operating expenses and the mortgage payment. Cash-on-cash = annual cash flow ÷ cash invested (down payment + closing costs). DSCR = monthly rent ÷ monthly principal, interest, taxes, insurance, and HOA. DSCR lenders generally qualify a property on its long-term rent — not projected Airbnb income — and most look for 1.00 or higher; each lender sets its own rules. A home’s market value is set by comparable sales, not by its rental income.
