Good to Know Before You Buy

Show details
  • County, not city. Fort Mohave is unincorporated, so Mohave County handles zoning, building permits, and code enforcement.
  • Septic is common. Many homes use septic systems. Arizona requires a septic inspection before a home changes hands, and the buyer files the transfer notice afterward.
  • Know your water provider. Water service varies by area. Confirm who provides it and what it costs.
  • HOA rules vary widely. Golf communities usually have an HOA and CC&Rs. Others have none. Read them before you commit.

Septic: Arizona Department of Environmental Quality. General information only; confirm details during your inspection period.

Investing & Short-Term Rentals

Fort Mohave is unincorporated, so there’s no city rental permit here. Mohave County rules still apply, every short-term rental in Arizona needs a state transaction privilege tax (TPT) license, and many HOAs restrict or ban short-term rentals, so read the CC&Rs before you buy.

Before you buy one, read Airbnb & Short-Term Rental Properties and run the numbers with the Rental Property Calculator.
