Mohave Valley, Arizona

Mohave Valley is the rural side of the river area. It sits just south of Fort Mohave along Highway 95, a few miles from Needles, California, with farmland, bigger lots, and a slower pace.

Life in Mohave Valley

This is room-to-breathe country. Agriculture is still a big part of the local economy, with alfalfa and cotton fields along the valley floor. It’s a good fit if you want space for animals, toys, or a shop without giving up quick access to the river, Fort Mohave, and Bullhead City.

The name comes from the Mojave people, whose name for themselves means “People by the River,” and the Fort Mojave Indian Reservation is part of the surrounding community.

  1. Acreage and horse property. Larger parcels with room for animals, barns, and arenas.
  2. Manufactured homes on land. A common and affordable option.
  3. Site-built homes on larger lots. Often with shops, RV parking, and few restrictions.
  4. Vacant land. For building your own place. Check access, utilities, and zoning first.

  • Wells and septic. Many properties use a private well, a septic system, or both. Get them inspected, and know that Arizona requires a septic inspection before a home changes hands.
  • Zoning and animals. Mohave County zoning decides what you can keep and build. Confirm it fits your plans before you buy.
  • Roads and access. Some roads are unpaved or privately maintained. Know who maintains yours.
  • Flood zones. Parts of the valley near the river and washes are in FEMA flood zones. Check the map and ask about insurance.
